VA loans are mortgage programs created by the U.S. Department of Veterans Affairs to help service members, veterans and qualifying surviving spouses achieve homeownership. The VA sets lending standards, guarantees a portion of the loan and allows approved lenders to provide more favorable terms than they otherwise could.

Because of the government guarantee, VA loans require no down payment, charge limited closing costs and do not have private mortgage insurance. Borrowers must meet service and property eligibility requirements, and pay a funding fee that can be financed into the loan.
