Why Buyers Are Waiting — And How to Find the Real Obstacle

Many buyers say they are waiting. The better question is: waiting for what?

Buyer Education: when a buyer says they are waiting, the real obstacle often falls into one of three categories — credit, income, or assets.

Quick Summary

In today’s market, it is common to hear buyers say they are waiting.

They are waiting for rates to come down. They are waiting for prices to adjust. They are waiting for more inventory. They are waiting for the “right time.”

Most buyer hesitation can usually be traced back to one of three areas: credit, income, or assets.

After speaking with buyers, agents, and borrowers across a variety of situations, I have found that the real obstacle is often much more specific than simply “waiting for the market.”

Identifying which obstacle is creating the hesitation can often help uncover a path forward.

The Credit Obstacle

Some buyers believe they need perfect credit before purchasing a home.

Others have experienced a past credit event, carry higher balances than they would like, or simply assume they will not qualify.

In many cases, the issue is not whether the buyer can qualify.

The issue is that they do not know where they stand.

Sometimes a simple credit review, a plan to pay down specific accounts, or a targeted credit improvement strategy can create opportunities sooner than expected.

Important: The biggest mistake buyers make is assuming they need to wait another year without first understanding their actual options.

The Income Obstacle

For some buyers, the concern is not credit.

It is affordability.

The monthly payment feels too high. The debt-to-income ratio feels too tight. Or the buyer is not sure their income will qualify.

This is especially common among self-employed borrowers, business owners, commission-based professionals, and individuals with multiple income sources.

Sometimes the challenge is not the buyer.

It is the structure being used to evaluate the file.

Exploring different financing strategies, documentation methods, or qualification approaches may create opportunities that were not obvious at first glance.

The Asset Obstacle

This is one of the most common reasons buyers pause.

Many believe they need significantly more cash than they actually do.

Some are trying to save for a larger down payment. Others are concerned about closing costs. Some need to sell their current property before purchasing the next one. Others want to improve their current home before listing it.

This is particularly common among move-up buyers who have equity but are unsure how to coordinate the sale of one property with the purchase of another.

In many cases, the hesitation is not the desire to move.

It is uncertainty around timing, available equity, cash needed to close, or how the two transactions fit together.

The reality is that every buyer’s situation is different.

Depending on the scenario, there may be down payment assistance programs, gift funds, bridge financing solutions, equity strategies, or other resources available to help create a path forward.

The key is understanding what obstacle is actually preventing the move forward.

What This Means for Agents

When a buyer says they are waiting, it does not always mean they are not serious.

It may simply mean they believe there is an obstacle they do not know how to solve.

Instead of focusing only on whether the buyer is ready today, it can be helpful to identify which category is creating the hesitation:

  • Credit
  • Income
  • Assets

Once the real obstacle is identified, the conversation often becomes much more productive.

In many cases, the issue is not that the buyer lacks motivation. It is that they lack clarity on what options may be available.

Final Thought

Many buyers spend months waiting because they assume they do not have options.

Sometimes they are right.

But often, they simply have not explored all of the possibilities available to them.

The goal is not to convince every buyer to move forward today.

The goal is to help them understand what is truly standing in the way — and whether a solution already exists.

Because in many cases, the obstacle is not as large as it first appears.
